Makro expands Philippine footprint with four new Ayala Land locations

Makro Philippines is expanding its physical footprint across Luzon through a new agreement with Ayala Land covering four of the property developer's mixed-use estates.
The stores will be developed at Cloverleaf in Balintawak, Quezon City; Broadfield in Biñan, Laguna; Arca South in Taguig City; and Evo City in Kawit, Cavite. The locations span major commercial and residential growth corridors across Metro Manila and Southern Luzon.
For Makro, the expansion puts its wholesale proposition closer to both households and businesses in areas where population, commercial activity and enterprise are growing. For Ayala Land, the partnership adds a large-format retail operator to its estates while creating another source of recurring lease income.

"These agreements underscore the role of Ayala Land's estates as strategic gateways where communities, businesses and commerce come together," said Christopher Maglanoc, Ayala Land regional estates head.
"Our estates are master-planned to support the needs of growing communities, and bringing a wholesale format like Makro to these locations creates value beyond the retail customer. It also gives families and businesses within and around these estates access to a wider selection of products and a convenient large-format shopping experience."
The four sites offer different roles within Ayala Land's wider estate network. Cloverleaf sits at the intersection of EDSA and the North Luzon Expressway, while Arca South has developed into a major commercial and transport hub in southern Metro Manila.
Broadfield is being positioned as Ayala Land's first business campus in Laguna, with manufacturing, logistics and business services among its growing mix of locators. Evo City, meanwhile, forms part of the developer's push into Cavite's rapidly urbanising growth corridor.
The locations therefore give Makro access not only to established residential catchments but also to business communities that could form part of its customer base.
Makro Philippines is operated through a joint venture between Ayala Corporation and CP Axtra Public Company, the Thai-listed company behind Makro and Lotus's. The partnership brings together Ayala's local property platform and CP Axtra's experience in wholesale and retail operations.
Makro's stores will carry fresh and dry food, imported products and non-food essentials, with its physical network supported by eCommerce and an omnichannel model serving both consumers and businesses.
"What excites me the most about this partnership is putting two businesses that are so well established independently together," said Shaun Wong, deputy chief executive of Makro International. "The synergies that we have - the partnership on the land side and retail side as well. The future is bright. The future is exciting."
The commercial structure also differs across the four locations. Ayala Land will retain ownership of the properties at Cloverleaf, Broadfield and Evo City, with Makro developing and operating its stores. At Arca South, Makro will operate from within Ayala Malls Arca South.
The deal reflects a broader shift in how Ayala Land is developing its estates, with retail and other commercial partners increasingly forming part of the wider ecosystem rather than operating as standalone tenants.
By adding a wholesale format to its mixed-use developments, Ayala Land is seeking to increase activity within its estates while giving residents, businesses and surrounding communities access to services tied to their everyday needs.
